Marin Market Update: What Happened in Q2 2026?

Throughout the second quarter of 2026, Marin's single-family home market continued to gain momentum. Buyers stayed active, and well-prepared homes attracted strong interest, often receiving multiple offers.

Homes Are Selling Faster

One of the clearest signs of a strong market is how quickly homes are selling.

In Q2, the median time on market for a single-family home was just 13 days, compared to 17 days during the same period last year. That means many homes were finding buyers in less than two weeks.

Home Prices Continued to Grow

Home values also moved higher this quarter. The median sales price for a single-family home in Marin reached $1,865,000, up from $1,802,508 in Q2 of 2025. Price per square foot increased as well, showing continued demand across the county.

Competition Remains Strong

Inventory remained limited throughout the quarter, giving buyers fewer homes to choose from. As a result, competition stayed high. More than half of all single-family homes sold for above their asking price, and sellers received an average of 104.7% of list price. In other words, many buyers were willing to pay more than the listed price to secure the right home, which is a common trend we see in Marin.

For sellers, the market continues to offer favorable conditions. Homes that are properly prepared, strategically priced, and professionally marketed are attracting strong interest.
