What a $2 Million Budget Buys in Seven Marin County Communities
One of the biggest surprises when you start looking in Marin is how much your buying power changes from one neighborhood to the next.
With a budget around $2 million, you might find a larger updated home in one town, while in another you're trading square footage for walkability, Bay views, or immediate access to open space. That's because Marin isn't one housing market. Each neighborhood has its own character, housing inventory, and pricing.
The examples below offer a snapshot of what you can generally expect. Every property is different, and inventory changes throughout the year, but comparing these neighborhoods side by side can help you decide which tradeoffs matter most.
Mill Valley
If living close to convenient hiking and biking trails around Mount Tam, a lively downtown, and quick access to San Francisco is your priority, here's what a budget around $2 million in Mill Valley may look like:
3 bedrooms
2 bathrooms
Approximately 1,700–2,200 square feet
Updated interior
Smaller lot
Potential hillside or Bay views
Convenient trail access
Hillside setting with stairs or limited level outdoor space
Much of Mill Valley's value comes from location. Many neighborhoods connect quickly to hiking and biking trails, while downtown is filled with cafés, restaurants, independent shops, and everyday gathering places.
The same budget may buy a larger home elsewhere in Marin. But if being close to Mount Tam, downtown, and San Francisco tops your list, that's often a tradeoff worth making.
Larkspur
If walking to dinner on Magnolia, grabbing coffee at Equator, or spending a Saturday at the Marin Country Mart farmers’ market sounds like your ideal weekend, Larkspur deserves a closer look. Around $2 million, you may find:
3–4 bedrooms
Approximately 1,800–2,200 square feet
Updated kitchen and living spaces
Smaller or moderately sized lot
Potential walkability to downtown Larkspur
A mix of traditional homes and contemporary renovations
The quaintness of downtown Larkspur is one of its biggest draws. Restaurants, cafés, local shops, and community events make it easy to spend an afternoon without ever getting back in the car, all beneath a canopy of mature redwoods.
Around the $2 million mark, you may trade a little square footage or a larger yard for that walkable lifestyle. For many, being able to stroll to dinner, the library, or a community event becomes part of what makes living here so appealing.
Corte Madera
If you're hoping for a little more space without giving up a central Marin location, Corte Madera is worth considering. Around $2 million, you could be looking at:
3–4 bedrooms
Approximately 1,900–2,500 square feet
Moderately sized or larger lot
Updated interiors
More level outdoor space
Convenient access to shopping, parks, schools, and Highway 101
Corte Madera makes everyday life easy. Shopping at Corte Madera Town Center or The Village Town Park, the Larkspur Ferry, and easy Highway 101 access are all close by, making it simple to get around Marin or head into San Francisco.
Compared with some southern Marin towns, you're more likely to find a level yard and additional outdoor space. You may give up some of the walkable downtown atmosphere found in neighboring Larkspur, but gain more flexibility both inside and outside the home.
Kentfield
If your priority is location first, Kentfield may be the right fit. Around $2 million, you might find:
3 bedrooms
Approximately 1,600–2,100 square feet
Older home or renovation opportunity
Mature landscaping
Convenient access to schools and open space
Central Marin location
Kentfield has a quieter residential feel and strong sense of community, with tree-lined streets, established homes, and easy access to neighboring towns like Larkspur, Ross, San Anselmo, Greenbrae, and Corte Madera. Even though you're a little farther north, San Francisco and the Larkspur Ferry remain within easy reach.
At this price point, you may be looking at an older or smaller home or one that could benefit from updates. In return, you're buying into one of central Marin's most established neighborhoods, where location often carries as much value as the home itself.
Tiburon
If Bay views and waterfront living are at the top of your wish list, Tiburon offers a different kind of value. Around $2 million, you may find:
Condominium or townhome with water views
Smaller single-family home
2–3 bedrooms
Approximately 1,500–2,100 square feet
Older finishes or renovation potential
Hillside setting
Convenient access to the ferry and waterfront
Living in Tiburon is often about spending more time outside, taking in the views, and enjoying a peaceful lifestyle. Waterfront paths, ferry service, restaurants, and views of the Bay become part of everyday life.
Rather than maximizing square footage, you're investing in one of Marin's most distinctive waterfront settings. A smaller home may come with the territory, but so does immediate access to the shoreline and one of the county's most recognizable landscapes.
San Rafael
If you're looking for more flexibility in both home size and neighborhood choice, San Rafael offers plenty to compare. Around $2 million, you'll often find:
4 bedrooms
Approximately 2,300–3,000 square feet
Larger yard
Updated interiors
Pool in some neighborhoods
Additional garage or storage space
With a wide variety of neighborhoods, what your budget buys depends as much on location as price. You might choose a home near downtown, a hillside property with views, or a neighborhood close to China Camp and the waterfront.
Compared with many southern Marin communities, you'll often find more living space and larger lots while still enjoying a central location with convenient access to San Francisco.
Novato
If having more space is your highest priority, your $2 million budget generally goes furthest in Novato. It may include:
4–5 bedrooms
Approximately 2,800–4,000 square feet
Large lot
Newer construction or substantial renovation
Pool in some neighborhoods
Two- or three-car garage
Greater privacy
Novato often offers the most house and land in this comparison. Around $2 million, you may find additional bedrooms, generous outdoor space, a pool, or a dedicated home office.
The tradeoff is a longer commute south. If space, privacy, and flexibility matter more than minimizing your drive, you'll likely find your budget stretches further here.
